The purpose of testing and investigation is to conduct a visual mold and fungus survey and to collect necessary samples in order to determine the presence or absence of mold on accessible building materials and/or in the air and where possible to determine the duration of mold growth and the sources of water.
The scope of an IAQ assessment includes non-destructive visual inspections of the subject site, collection of necessary samples (recording temperature and relative humidity, moisture testing of selected substances, testing building components and air for microbial amplification), analysis of collected samples, and productions of a written report of findings, and recommendations.
Fungal spores are ubiquitous; they are normal and important part of our indoor and outdoor environment but they will not proliferate indoors unless their environmental requirements are met. Fungi generally grow on cellulose-based material, such as woord or drywall paper when the moisture content is greater than 15% and when air is readily available.
General Recommendation of Mold and Fungus removal are the:
Removal of mold affected porous building products (i.e. drywall, fiberglass, carpet, etc.) supporting the visible growth of mold.
Scrub visible mold and water staining from structurally uncomprised wooded structural members.
Clean and disinfect mold growth on surfaces of any non-porous building materials or non-posous contents.
Discard visibly mold affected porous contents.
Select a contractor that is knowledgeable and trained in conducting the required work and perform all mold related services. The selected contractor should use state of the art engineering controls (pre-cleaning, work area isolation, negative pressure enclosure, HEPA air filtration, decontamination chambers, signange, etc. and personal protective equipment while performing said services.
